Description

Principal Accountabilities

1)      Seek advice from superiors and peers, and external experts, whenever appropriate or available. Share experience and solutions with other members of the PDM team.

2)      Perform business development activities for development assets.

3)      Following market trends, apply on new own development opportunities.

4)      Work closely with the head of the department and recommend Development Management portfolio strategy (including sub-segment mix).

5)      Assist in developing feasibility studies for development assets and seek approval from Department head as specified.

6)      Perform project costing in coordination with Operations.

7)      Develop financial model in collaboration with Investment Risk Analysis and other relevant functions.

8)      Manage development appraisal to ensure accuracy and identify factors impacting the development performance at the earliest opportunity.

9)      Assist in managing developments from inception to completion in accordance with the Investment Control Process to ensure timely delivery within established parameters.

10)   Make recommendation to Director of Development on optimal and balanced solutions to problems arising during the development process.

11)   Support in deciding on design brief and manage input and performance from Operations.

12)   Critique, analyze and challenge the design proposals presented by consultants and recommendations by internal resources to ensure that key development criteria are achieved.

13)   Develop and manage the Phasing and Procurement strategy in collaboration with Operations.

14)   Support in deciding on detailed project costs based on Procurement and Operations input.

15)   Support in the selection, negotiation, appointment of consultants, contractors and service providers based on Procurements recommendation.

16)   Support in deciding on project schedule, anticipate and resolve possible roadblocks to completion of construction to ensure on-time project delivery.

17)   Address key procurement contract variations arising from differences in project design raising major issues to the Department Director.

18)   Perform continuous monitoring of design and project deliverables, program and risk register.

19)   Provide constant progress updates and monthly written reports on development progress.

20)   Identify major issues or conflicts and recommend appropriate solutions.

21)   Monitor development budgets against projected and actual costs and recommend appropriate solutions on deviations.

 

Minimum Requirement

Education & Experience:

  • 10 + years of development management experience in managing the development of large real estate assets of at least AED 500 million in value
  • Strong understanding of valuation, appraisals and financial modeling of development assets.
  • Strong knowledge and exposure to the GCC real estate market with large master developers.
  • Strong understanding of architectural design and construction developed over the years in working on projects through the Delivery
  •  phase of asset development.
  • Solid understanding of contract procurement policies and procedures gained in the Procurement function of a real estate developer in the GCC real estate industry.

 

Qualifications:

  • Bachelor degree in architecture, real estate, land economics, property valuation.
  • Additional qualification or significant experience in development management.
  • Minimum years of relevant work experience: 10 years

  • Good at communication, supervisory skills, strict in discipline and of very high ethics & integrity.
  • Interpersonal skills:
    • Ability to make pitches for real estate development ideas and concepts
    • Excellent development management skills to manage multiple tasks across functions (Delivery, Procurement) for cost effective and timely development of the property
    • Strong conflict management skills to resolve any issues that are abound to arise in such a cross functional business process
